BUSINESS VALUE CHAIN AND KEY PROCESSES

The business value chain is presented towards providing an understanding of how Matrix’s business model is operated and how value is created. Through the value chain diagram, risks and opportunities, capital utilisation and dependencies, environmental and social impacts become more apparent. The illustration depicts the start-to-end process from landbanking right to after the project is completed and handed over to homebuyers. Each stage of the value chain has its inherent challenges and key considerations, which Matrix continues to address effectively towards ensuring the sustainability of the business model.
It is imperative that land be purchased at the right pricing and location. Where relevant, land should come with approved high plot ratios to facilitate developments that are more commercially viable and meet market demand.
A consummate understanding of market requirements is essential towards ensuring that the right product is developed at the right location for the right target market, and at the right (affordable) price range.
In masterplanning, consumer insights must be considered along with land limitations, legal requirements, feasibility studies, competitors’ products and other factors.
Full and speedy approvals are vital. Any delays would affect project launch dates, which will impact sales and also construction works.

Consideration must be given on positioning the unique value proposition of the project. The ownership proposition developed for buyers must be attuned to present economic conditions.

Construction works must progress as per schedule and must be undertaken towards achieving desired quality at every stage of development. Other considerations include environmental and social impacts.

Units ready for handover should have a low defect rate and should be ready on time to avoid fines for Liquidated Ascertained Damages (LAD) due to late delivery.

Customer management activities should be systemised towards forging a long-lasting, mutually beneficial relationship.

& SOCIAL IMPACT

SUSTAINABILITY REPORT

Matrix Concepts Holdings Berhad (“MCHB” Or “The Group”) is pleased to present its stand-alone sustainability report for Financial Year Ended 31 March 2022 (“FY2022”). This Report is also referred to as Sustainability Report 2022 (“SR2022”). SR2022 is published as a stand-alone sustainability report that provides a comprehensive review of Matrix’s environmental, social and governance (“ESG”) performance. Key aspects of reporting covered include governance of ESG matters, the management approach to material topics and the results achieved as well as lessons learnt and plans to drive further improvements in ESG performance going forward.

1. EQUITY AND LOCAL ECONOMY

  • For FY2022 Matrix distributed 52% of profits.
  • Several donations of cash and kind were made by Matrix to help flood victims.
  • Matrix has achieved an average QLASSIC score of 73.7 for its FY2022 projects.

2. GOVERNANCE: UPHOLDING ETHICAL BUSINESS
CONDUCT AND CORPORATE INTEGRITY

  • Matrix has achieved a 33% composition of sitting female directors for FY2022.
  • For FY2022, Matrix has achieved zero incidents of non-compliance with legislation.
  • The Group has had zero incidents of corruption reported for FY2022.

3. ENVIRONMENTAL CONSERVATION

  • Matrix’s target is to achieve Zero Carbon by year 2050.
  • In FY2022, two (2) more solar panels were installed at Mawar as well as Matrix Global Schools (“MGS”).
  • FY2022, Matrix received zero fines and / or penalties for any incidents pertaining to environmental non-compliance.

4. EMPLOYEE WORK SATISFACTION AND WELL BEING

  • 100% of employees receive formal appraisals.
  • Matrix implemented “Herd Immunity Programme”, all the employees are given free vaccination to ensure their safety and health.

5. SAFE AND HEALTHY WORK ENVIRONMENTS

  • Matrix has implemented an internalPermit-To-Work (“PTW”) system.
  • Matrix has implemented a Hazard Identification, Risk Assessment and Risk Control (“HIRARC”) .

6. CULTURE AND COMMUNITY

  • CSR contribution has increased by 1.14% from RM8.49 million to RM8.59 million.
  • Matrix held food-aid programme for
    needy folks affected by the pandemic.
  • Several donations of cash and kind were made by Matrix to help flood victims.
